Affordable housing is one of the most urgent needs in Canadian cities today. In Calgary, demand has outpaced supply, leaving many families waiting for safe and attainable housing options. To help address this, Attainable Homes Calgary Corporation (AHCC), a City-owned non-profit, partnered with ATCO Structures to build a six-story, 84-unit affordable modular construction housing project in the downtown core.
Our role at DBI Transport was to deliver the 56 fully finished modular units, each with appliances and fixtures, into place safely and on schedule. Over 13 days of transport and 10 days of installation, we worked with our partners to ensure the entire building came together seamlessly.
This affordable modular construction project shows how modular construction and specialized transportation can change the pace of affordable housing. If you’re planning an affordable modular housing project, our team can provide the transportation expertise to keep your build on schedule.
How We Transport Modular Construction in a Downtown Setting
Our role in modular construction goes far beyond hauling units from point A to point B. On the Calgary project, we managed each stage of transportation to keep the build on track. Each step required planning, coordination, and the right resources to ensure 56 modules moved safely through the city and into place on schedule.
Route planning
Transporting modular units into a dense downtown environment is never as simple as plugging an address into a GPS. Each unit was oversized, which meant we had to map and test routes to avoid low bridges, narrow turns, and weight-restricted roads. We worked closely with municipal officials to secure oversize load permits and to schedule transport at times that would minimize disruption to traffic. Advanced route planning was one of the most critical stages of the project, because a single missed detail could have stalled deliveries or created costly delays. Scheduling
Timing was everything on this project. We had to coordinate the arrival of each module with crane availability on site. Delivering too early would have meant staging modules in a crowded downtown core, which wasn’t an option. Delivering too late would have caused crews to sit idle, wasting valuable time and resources. To avoid either, we developed a precise schedule for all 56 deliveries spread over 13 days. Scheduling each load kept the project moving steadily and ensured modules arrived in the exact sequence needed for installation.
Specialized equipment
Not every fleet is capable of moving modular construction. These units came fully finished, including appliances and fixtures, which added weight and required careful handling. We used our specialized trailers designed for oversize and overweight loads, paired with heavy-duty trucks, to navigate the tight urban streets. Our operators are trained for oversized loads and modular housing transport, so they understand the importance of slow, deliberate maneuvers in areas where clearances were tight and space was limited. The right equipment and drivers ensured that every unit arrived intact and ready to be lifted into place.
On-site coordination
Once on site, our role didn’t end with delivery. Each truck had to be staged in line with the crane crew’s sequence, and modules had to be positioned with exact precision so they could be lifted directly into place. Communication between our drivers, crane operators, and site managers was constant throughout the 10-day installation process. With this coordination, the building rose floor by floor without downtime or rework. By staying aligned with on-site teams, we helped maintain momentum and kept the project on track for its aggressive nine-month completion goal.
The Impact of Process on Modular Construction Transportation
By handling the complexity of route planning, scheduling, specialized equipment, and on-site coordination, we gave our partners confidence that transportation wouldn’t be a bottleneck. Our work allowed them to focus on the bigger picture: delivering affordable modular housing to Calgary families who need it most.
Why Is Modular Construction Faster for Affordable Housing?
One of the biggest benefits of modular construction in Canada is the time it saves. Traditional builds often take years to complete, but modular construction can cut timelines in half or more.
- This Calgary project is set to be completed in only nine months, compared to a traditional project across the street that took more than two years.
- Factory-built modules ensure consistent quality, with finishes and appliances included.
- Prefabrication reduces waste and supports sustainable building practices
- Faster timelines and efficiency help lower overall costs, making homes more attainable
For affordable housing projects, time saved directly translates into families moving into homes sooner.
How Is DBI Transport Supporting Modular Affordable Housing?
We see our work as more than logistics. Each time we deliver modular units, we support the larger goal of solving housing challenges across Canada.
On this project, we partnered closely with ATCO and Attainable Homes to ensure every stage ran smoothly, from factory pickup to final crane placement. By coordinating transport with installation, we helped our partners reduce delays and keep focus on the community impact.
We believe affordable modular housing is one of the most practical solutions to Canada’s housing crisis, and we are proud to provide the transportation expertise to make it possible. Through ongoing partnerships with our clients, our team is on the ground helping to see modular housing projects reach their final destination and see the tangible impact on the communities that we serve.
